When you apply you need to have "Evidence of an existing accommodation in Bulgaria". This is either a rental contract (with landlord declaration) or the notary act for a property you own.

You also need "Insurance policy (and copy) for the whole period of stay". This can be an EHIC, S1, or a Medical Insurance for Foreigners in Bulgaria policy.

I think, as a pensioner, you also need proof of pension and your Bulgarian bank account to receive your pension. "Document issued by the competent authorities of the respective country, certifying that the foreigner has a pension; Document, issued by a bank on the territory of the Republic of Bulgaria, certifying that the applicant has an account, on which the relevant transfers from the pension will be received."

Also, if you needed to form a company to buy the house as a non-EU citizen, you will probably need a declaration stating that the company gives you the right to live in the property. If it's not required for the Visa D , it most likely will be necessary when you apply for residency at the local immigration office.
